Concerning Doors

Q1.   Whose responsibility is it to fix or replace exterior entrance doors?

A1.    Federal Business Centers provides maintenance, repair, and replacement services for exterior entrance doors, so long as the need for service was not the result of any damage or condition caused by the Customer.  Please call our Customer Service Hotline at 732-225-3777 if you have a need for service – one of our Rapid Response Team members will be dispatched quickly to assess and remedy the problem.  

 

Q2.   Whose responsibility is it to fix or replace overhead loading dock doors and dock equipment?

A2.    Customers are responsible to provide maintenance, repair, and replacement services for the overhead loading dock doors, seals, edge of docks, and dock levelers.  We recommend that you obtain a maintenance contract for this equipment using one the dock doors companies set forth on our Recommended Companies List; otherwise, Customers may use a service provider of their choice.

 

Q3.   Whose responsibility is it to fix or replace interior doors?

A3.    Customers are responsible to provide maintenance, repair, and replacement services for the interior doors.  We recommend that you use one the general contractors set forth on our Recommended Companies List; otherwise, Customers may use a service provider of their choice.

 

Q4.   Why isn’t my door closing properly?

A4.    Please look to see if there are any objects placed between the door and the jamb (both the hinge side and the lock side) or under the sweep of the door. 

 

Q5.   What can I do if the wind is blowing under or through the door frame?

A5.    New or additional weather stripping can be installed to alleviate the problem.  If it is an exterior entrance door that is experiencing this problem, please call our Customer Service Hotline at 732-225-3777 for service.  If it is an overhead loading dock door experiencing this problem, please call your licensed and insured door repair company for service. 

 

Q6.   Who can I call if I want a door closer placed on a door?

A6.    If you want a door closer placed on an exterior entrance door, please call our Customer Service Hotline at 732-225-3777 for service.  If you want a door closer placed on an interior door or an overhead loading dock door, we recommend that you use one of the general contractors set forth on our Recommended Companies List; otherwise, Customers may use a service provider of their choice.

 

Q7.   What should be done to preserve the integrity of wooden office doors?

A7.    All wooden office doors are varnished prior to Customers moving into their premises.  If necessary, the doors can be wiped down with a rag to clean them. Doors can be damaged if they are not opened properly (i.e., do not kick a door to open it or use a screwdriver or other implement to pry open a door). Scotch tape should not be placed on wooden office doors, as it can ruin the varnish when removed.

 

Q8.   What is a kick plate?

A8.    A kick plate is a metal panel applied to the lower portion of a door. Kick plates help preserve the integrity of doors in high traffic areas.  We recommend placing them on doors leading into high traffic areas such as kitchens, bathrooms, and warehouses.

 

Q9.   What should be done to ensure that the door handles work properly?

A9.    We recommend lubricating door handles with WD-40 once a year.
