Heating, Ventilating, and Air Conditioning

Federal Business Centers delivers every Customers’ premises in good condition and in good working order, and this includes the HVAC system.

 

Some Customers pay to have Federal Business Centers provide maintenance, repair, and replacement services for their HVAC system at their premises, while other Customers are responsible to provide maintenance, repair, and replacement services for their HVAC system themselves.

 

Please call your Customer Service Representative or our Customer Service Hotline at 732-225-3777 to find out if the maintenance, repair, and replacement services for the HVAC system at your premises is provided by Federal Business Centers.  If it is not, we recommend that our Customers use one of the HVAC companies set forth on our Recommended Companies List; otherwise, our Customers may use a licensed and insured HVAC company of their choice.

 

 

OFFICE HVAC

 

The office areas of our Customers’ premises are typically served by package rooftop units.  Each package rooftop unit has its own thermostat control.  We recommend that our Customers initially use a temperature setting of 70°F for heating and 74°F for cooling and then adjust, as necessary, to achieve their desired comfort level.  We also recommend that the fan setting of the thermostat be set to “auto” mode.

 

Please note that the temperature setting should never be less than 55°F during the winter months to keep the pipes within the premises from freezing—which includes the fire sprinkler system pipes!

 

Should the temperature within your office not feel comfortable, before calling Federal Business Centers or your HVAC company, please first check each of your thermostat controls to be sure they are set in the proper mode:  during the warmer months, the thermostat should be set to cool, and during the colder months, the thermostat should be set to heat.  If it is not set to the proper mode, then make the correction and give the HVAC system time to do its job.  If it is set to the proper mode, then try adjusting the setting by a degree or two and give the HVAC system time to do its job.

WAREHOUSE HVAC

 

The warehouse areas of our Customers’ premises are equipped with unit heaters and/or Cambridge units. Each unit heater and Cambridge unit has its own thermostat controls.  

 

Please note that the temperature setting should never be less than 55°F during the winter months to keep the pipes within the premises from freezing—which includes the fire sprinkler system pipes!

 

Should the temperature within your warehouse not feel comfortable during the winter months, before calling Federal Business Centers or your HVAC company, please first check each of your thermostat controls to be sure they are set in the proper mode:  heat.  If the thermostat is set to heat, then compare the room temperature to the temperature setting.  If it is not set to the proper mode, then make the correction and give the HVAC system time to do its job.  If it is set to the proper mode, then try adjusting the setting by a degree or two and give the HVAC system time to do its job.

Please be mindful not to block the warehouse thermostats with product or equipment.

 

 

SERVER ROOM/DATA ROOMS HVAC

 

Generally, Federal Business Centers does not provide maintenance, repair, or replacement services for HVAC system equipment that serves a specialized need, such as cooling a server or data room or venting a laboratory.  As such, our Customers are responsible to provide these services themselves.

 

We recommend that our Customers use one of the HVAC companies set forth on our Recommended Companies List; otherwise, our Customers may use a licensed and insured HVAC company of their choice.

 

 

FILTER CHANGES

 

For those HVAC systems that Federal Business Centers provides maintenance, repair, and replacement services, we change the filters three times a year.  If we determine that more frequent filter changes are required for a particular Customer’s HVAC system due to the manner that the Customer conducts its business and/or maintains the premises, then we will replace the filters more often, as each particular situation warrants, in order to protect our equipment.  However, when the need for more frequent filter changes is due to a condition caused by a Customer, the costs we incur will be passed on to and payable by the Customer in accordance with the terms of our lease.

 

 

ELECTRIC BASEBOARD HEAT

 

Some of our Customers have electric baseboard heaters at their premises. These are controlled by thermostats that are located on the heaters themselves or above the heater on the wall.  We recommend that our Customers initially use a temperature setting of 70ᵒF, and then adjust, as necessary, to achieve their desired comfort level. 

 

Do not store items around the electric baseboard heaters, and keep all flammable materials a safe distance away. 

 

Please remember to turn the electric baseboard heaters off at the end of winter months.
